Residential Standard Plan Application

Do you need a Residential Standard Plan?

A Residential Standard Plan is required for residential land disturbances less than 5 acres. 
Disturbances over 5 acres (217,800 sq ft) require a Detailed Plan.

Determine your Limit of Disturbance:

The Limit of Disturbance (LOD) includes the footprint of all buildings, driveway, septic, and any additional land disturbance.

Residential Standard Plans allow for no more than 5 acres of disturbance. 

If wooded parcels are being cleared, the first acre of woods can be cleared plus 50% of the remaining wooded area.

Example:
A 3-acre wooded parcel can have 1 acre cleared + 1 cleared acre; 1 acre will remain wooded. 
A 5-acre wooded parcel can have 1 acre cleared + 2 cleared acres; 2 acres will remain wooded. 
A 9-acre wooded parcel can have 1 acre cleared + 4 cleared acres; 4 acres would remain wooded.
A 15-acre wooded parcel can have 1 acre cleared + 4 cleared acres; 10 acres would remain wooded.

If clearing more than five acres you will need to submit a Detailed Plan.
